If he'll cheat on her,
he'll cheat on you.

You may be right but I kinda want to take that risk.
He’s a dream guy. Boots tall, handsome and charming. I would never forgive myself if I let him go and gave up on him.

If you met a person in the neighbourhood where you live ( or somewhere else ) , both of you are into each other but one of the two is attached to someone else, would it be right to proceed or should you hold the boat off?
This is a hypothetical discussion / hypothetical question.

I think the 'hypothetical " answer should be clearly obvious for so many obvious reasons that there is no need for a hypothetical discussion about this scenario.
But, that is just me.

However, I do remember you stating you had the hots for some dude in your neighborhood, but that he was attached.
You also stated that his girlfriend doesn't treat him right, (not sure how you know all those details).

So , it seems this whole "hypothetical " scenario isn't really so "hypothetical " after all.

Hmmm... carry on.

If that's how you feel, then go for it. Sounds like you already have. Most of us, especially we that are a good bit older than you, we've been to this dance before. And a lot of us have heard the same song. We know what happens most of the time. You're still young. You gotta long way to go. And sometimes the best life lessons are those that are learned the hard way.

All superficial qualities.
However it all turns out, you're the one who will have to live with yourself.
