So....my cousin died a couple of years ago. His house, and the house I am currently living in stood empty since shortly after he passed.

I decide that, rather than pay rent for a tiny little apartment, I would move back out here and get it livable. Save some money and maybe buy a house.

A few weeks ago, his widow ( who I have no problems with ) decided that she wants me to pay 100 bucks a month because she now owns the land that the house I am in sits on.

So, anyway, have a plumbing company come out and check that water pump ( it well water ) and I find out that, after my cousin died, no one drained the pump and that it is completely split apart because it froze.

It's gonna cost me 400 bucks for a new pump, however much for the installation, and there are a couple of leaks under my house that need to be fixed.

I think she is going to be very surprised to learn that, if she wants to play landlord and charge me to be here, she is going to get the whole gig and SHE is gonna reimburse me for the water pump that I have to buy.

Sorry. Just been a frustrating day and needed to vent.

Well i wouldnt tell her, what if she turns around and reporting you for your house not being up to code...

Im sayig like if you told her THAt was the reason your telling her no..

100 bucks a month isnt too bad... but damn man, that sucks. :/

One way or the other, she's paying for it. I either hold her responsible for the maintenance, or I pay for it myself and don't pay the rent for the land.

I'll be damned if she's going make me pay for living here AND for maintaining that pump.

The only thing not up to code, because it's an old mobile home, is the electrical box.

That can be solved easily enough.

Whatever I do to the house itself is strictly on my dime.

Oh I'm not complaining about THAT part at all. I can deal with that no problem.

But if she wants to be a landlord and charge me, then she's gonna BE a landlord and be responsible.

Originally, the land was owned by my grandmother.

She allowed my Mom and Dad to put a trailer up on a piece of the land she owned.

So...my parents owned the home, but not the land it sits on.

My cousin owns a trailer park and water is a BIG deal. It is her responsibity to have and pay for the "water authorities" to test the water and make sure there are no problems with water. If she does not do all this she would not be able to stay in business. Ok from this information I am thinking she is responsible for the water, if she is charging you she has now become the landlord. I would research state laws regarding this on the internet.

So what I am getting out of all of your posts is that your cousins wife only owns the land that the house sits on and not the house itself? If this is the fact then she is not responcible to make any repairs to the home whatsoever. The $100 you mentioned is lot rent not rent for the home. Correct me if I am wrong?

If the home is yours I would be glad to pay only a hundred bucks a month considering moving it is REALLY expensive when you can find someone willing to do it.

A lot anywhere else would be really expensive also. It is possible that she will let you lease option the property

Don't know what you spent fixing up the place; maybe it is unfair to be hitting you up for rent but telling her what you spent for and untenable property might soften her demands until the first of the year. But it sounds like she is basiclly just collecting enough to pay taxes and maybe some insurance on the property.

Buying a water pump majorly sucks. If you haven't bought it already try Habitat for Humanity, you might be realy surprised what they have. If not locally sometimes you can buy them at another location and then pay the shipping. With prices ten cents on the dollar you will still come out ahead.

What I found out recently when I had to replace the Furnace AC was that I could take it out, among other fixtures and have a builder useing it to build me a small home. I was pleased to find out that stripping out the aluminum and the copper plumbing that is in older mobiles added up to several thousand dollars.

This is the best reason I know to put things in writing whenever you do things with family.

You do know that there is such a thing called a Renter's rebate that is nearly $400. a year.
